OneLuxeHouse redefines luxury living in West Africa — a 4-star aparthotel that blends the intimate comforts of home with the full-service amenities of a world-class hotel. Zhobai delivered a complete FF&E solution across 26 suites in just 45 days.
Project Overview
Located on Cairo Street in the heart of Accra, Ghana, OneLuxeHouse is a lifestyle-driven luxury aparthotel conceived for the discerning traveller — business professionals, diplomats, and long-stay guests who refuse to compromise on quality. The project presented a distinctive brief: to create interiors that feel simultaneously like a five-star hotel and a beautifully appointed private residence.
Zhobai was engaged as the sole FF&E partner, responsible for furniture design, procurement, manufacturing, and delivery across every public and private space — from the grand lobby to the rooftop pool terrace. As one of the first European-quality luxury aparthotels in Ghana’s competitive Accra hospitality market, OneLuxeHouse demanded a supplier capable of delivering bespoke, contract-grade furniture without compromising on residential warmth or aesthetic refinement.
Ghana’s hospitality sector has experienced significant growth over the past decade, driven by rising business travel to Accra, increased diplomatic activity, and a growing class of affluent domestic and diaspora travellers. OneLuxeHouse positions itself at the premium end of this market — a niche historically underserved by Accra’s hotel stock. Zhobai’s brief was to furnish a property that could credibly compete at the highest international level.
Grand Lobby · Warm timber panelling, biophilic centrepiece tree, custom modular lounge seating
Design Approach
The central design challenge was bridging two worlds: the service-oriented efficiency of a hotel and the warmth of residential living. For public areas — the lobby, restaurant, meeting rooms, and rooftop — we applied a modern interpretation of European classical style: warm timber slat ceilings, deep upholstered seating in forest greens and champagne tones, and sculptural statement pieces that invite guests to linger.
For private suites, the design language shifts considerably. One-bedroom and two-bedroom apartments were furnished with a residential sensibility — bespoke wardrobes, fully fitted kitchens, ergonomic work zones, and beds engineered for long-stay comfort. Every detail was considered from the perspective of a guest in residence for weeks or months, not just a few nights.
The Presidential Suite received a full neoclassical treatment: gilded bed frames, coffered ceilings, crystal chandeliers, and hand-selected fabrics referencing European palace interiors without imitation. The material palette throughout — aged brass hardware, book-matched marble surfaces, hand-knotted rugs, and teak accents — was selected to age gracefully in Accra’s tropical climate while retaining its visual richness.
Scope of Supply
Indoor Restaurant · Art Deco-inspired dining chairs in cognac leather, bold patterned floors, botanical wall mural
Suite Interiors
The 15 one-bedroom and 10 two-bedroom suites were each furnished to a residential specification rarely seen in African aparthotels at this price point. Kitchens were fitted with full cabinetry, countertops, and appliance surrounds. Living areas feature sectional sofas in performance fabrics, bespoke coffee tables, and media consoles. Bedrooms were designed around a hero bed with upholstered headboard, flanked by floating nightstands with integrated USB charging.
Fabric selection was critical to long-term performance. All upholstery was specified in Martindale-rated performance textiles — minimum 80,000 double-rub — appropriate for a hospitality context with high turnover and professional laundering. Leathers were full-grain, semi-aniline treated for stain resistance. Curtains and sheers were flame-retardant certified to BS 5867 Part 2 Type B, as required by Ghana’s hotel fire safety regulations.
Bedroom mattresses and bases were custom-specified to hotel grade — pocket-sprung with removable pillow-top covers for easy maintenance. Each suite featured a fully custom wardrobe designed to exact room dimensions, with dedicated luggage zones, integrated safe, and wardrobe lighting — a level of residential detail rarely found at this contract price point in West Africa.
Rooftop Amenities
The rooftop level anchors the property’s leisure offering with an infinity-edge swimming pool, sun lounger terrace, and covered lounge area. Zhobai supplied a complete range of weather-rated outdoor furniture — teak-framed sun loungers, all-weather wicker sofas with performance cushions, and modular sectional seating designed for Accra’s tropical climate and direct sun exposure.
All outdoor furniture was specified with UV-stabilised frames and solution-dyed acrylic fabrics to withstand Ghana’s equatorial sun without fading. Aluminium structural frames were powder-coated to marine grade. Cushion covers are removable and machine-washable — a critical operational requirement for any rooftop pool environment where moisture, sunscreen, and heavy use are constants.
Business & Wellness Facilities
A European-style meeting room with Chesterfield-inspired conference chairs and a polished oval table caters to the property’s business clientele. Seating capacity of 12 persons was achieved without compromising the room’s visual weight or comfort — each chair featuring lumbar support, swivel base, and leather upholstery aligned to the property’s broader palette.
The fitness centre was equipped with training area surrounds, equipment mats, and locker room furniture — all coordinated to match the property’s premium aesthetic. Timber-clad lockers with combination locks, rubberised floor surrounds, and custom mirror framing ensure the wellness space performs at the same visual standard as the suites.

Every material specification was selected to balance aesthetic ambition with practical performance in a high-humidity, high-temperature climate.

Project Outcomes
The full FF&E package — spanning 14 distinct spaces from lobby to rooftop — was designed, manufactured, and delivered in 45 days, meeting the client’s pre-opening deadline without compromise. The dual-specification approach successfully resolved the hotel-apartment tension at the heart of the brief, resulting in a property that offers genuine residential comfort within a full-service hospitality framework.
OneLuxeHouse has set a new benchmark for luxury aparthotel accommodation in West Africa, validating Zhobai’s capability to deliver complex, mixed-typology FF&E projects across the African continent. The project demonstrates that European-quality contract furniture can be delivered to West Africa on a timeline competitive with local procurement — without the quality compromises typically associated with rapid, cross-continental delivery programmes.
